Almost all of it happens in occupied buildings, alongside residents and staff, which shapes everything about how we operate: low-VOC and low-odour systems, dust-controlled equipment, careful scheduling around residents' routines, and a documented safety plan on every job.

  • Condition Assessment: An annual walk-through and photographic condition report across a village or property, flagging what needs attention and roughly when — a simple document for your board or owners, with no obligation to proceed.

  • Scheduled Maintenance Programme: Ongoing, cyclical touch-up and minor repaint work between full repaints — railings, common areas, high-wear touch-ups — delivered on a booked schedule rather than as ad hoc call-outs.

  • Full Repaint Cycle Programme: A planned, multi-year, unit-by-unit exterior or interior repaint programme across a whole village, run to a documented schedule so you can budget for it years in advance rather than re-tendering every time.

  • Priority Turnaround: Fast-response repainting for vacant units between residents — because an empty unit costs revenue every day it isn't ready to reoccupy.

Case study — 36-villa exterior repaint programme

A planned programme repainting the exteriors, including garages, of 36 joined villas at a Kāpiti-region retirement village — delivered over approximately four months, two villas at a time. Each exterior was washed down, prepared, and finished with two topcoats of the appropriate coating system, managed with certified scaffolding and edge protection where needed, and run to a documented Site-Specific Safety Plan throughout.

Case study — Special-care unit refurbishment

A full refurbishment of the communal areas of a dementia and special-care unit corridor, nurses' reception, servery and communal spaces all completed with residents remaining on site throughout. Work was coordinated closely with care staff, applying the unit's special-care protocols and keeping dust, odour and disruption to a minimum.

The team worked so considerately around residents and staff that the village held a morning tea to thank them.
